Lump sum vs drawdown

Lump sum lifetime mortgage

A lump sum mortgage releases a tax-free lump sum, on which interest is compounded and added to the mortgage capital. This is known as ‘rolled-up’ interest. This lump sum can be used however you would like.

Drawdown lifetime mortgage

This method is slightly different – you will still receive an initial lump sum, and you will also have to apply for a drawdown facility. This allows you to ‘drawdown’ the remaining cash in stages. Interest only applies once you have withdrawn the cash, so it compounds more slowly.
